The restrictions of the "Building Code 1976" are the main challenge for designing a typical building which manages to transform them into the basic virtues of dwelling.
On a 12 x 10 m, limits the height, virtually conforming a container in which the typology has already been pre-dimensioned.
The limitations established by the requirement for low costs in this kind of work, are compensated by the combinations of materials, shifting the detailing to a less relevant position.
All this generated a reduce space, where each unit (only two)is arranged with the bedrooms (facing the center of the block to the rear) facing east and towards the front the living rooms and kitchens.
The kitchens are open to the living-dining room.
The facade on to Zavalla street is the synthesis of two materials: exposed concrete and glass panes. All the materialization is stark and low maintenance.
